What is Underpinning?

Underpinning is the process of strengthening and stabilising an existing foundation by extending it deeper into the earth, or by widening its base to distribute the load more effectively. Unlike reblocking (which replaces stumps under elevated timber homes), underpinning is used for homes built on concrete slab or strip footings — particularly brick, brick veneer, and double-brick homes.

Melbourne’s notorious reactive clay soils expand and contract dramatically with changes in moisture. Over time, this constant movement causes slab heave, slab subsidence, and footing failure. Underpinning anchors your home to stable soil or bedrock far below the surface, eliminating the effects of surface soil movement permanently.

Signs You Need Underpinning

Progressive cracking in brick or masonry — Diagonal step cracks in brickwork, especially widening cracks, indicate significant foundation movement that won’t stop on its own.

Sinking or settling foundation — If sections of your home appear to have dropped or sunk, the soil beneath the footings is failing to support the weight.

Cracks that reappear after repair — If you’ve had cracks patched but they keep coming back, it means the underlying movement hasn’t been addressed.

Separating chimney or extension — A chimney, porch, or extension pulling away from the main structure is a serious sign of differential foundation movement.

Cracked or lifting concrete slab — Visible cracks in your slab floor, or tiles lifting and cracking, often indicate slab heave from reactive soil below.

Nearby excavation or tree removal — Excavation next door or removal of large trees can destabilise the soil supporting your foundations and require underpinning.

Did You Know?
Melbourne’s reactive clay soil shrinks and swells dramatically with seasonal moisture changes — putting enormous stress on timber stumps. This makes reblocking far more common in Melbourne than most other Australian cities.

Our Underpinning Process

We select the most appropriate underpinning method based on your soil type, foundation depth, home structure, and budget. Every method is engineering-approved and compliant with Australian building standards.

Structural Assessment
Our engineer visits your property, inspects all cracks and movement, analyses your soil type, and determines the cause and extent of foundation failure.

Engineering Design
We prepare a detailed engineering solution specific to your home. This includes method selection, pier placement, load calculations, and a schedule of works.

Permit Approvals
We manage all building permit applications and submit engineering documentation to council. You don’t need to deal with any of the paperwork.

Underpinning Works
Our experienced team carries out the underpinning works methodically, section by section, ensuring your home remains safe and stable throughout the entire process.
